There’s no lengthy credit approval process, so you could take ownership of your parcel in as little as two weeks.

The property completed a survey and put in stakes a long time ago. You can request a copy of the survey from the county. The metal stakes are still in the property, but they are mostly buried by now. You’d have to use a metal detector to locate the stakes. That’s why we provide the GPS coordinates for the four corners of the property, so you can just put them into your phone and walk to the corners if you wanted.

1) Know and follow all county rules and regulations (and property association rules if applicable). You will be required to pay any fines incurred if not.
2) Remain current on your loan payments.
3) Insure the property and all of your belongings for any damage or loss.
4) Contact us before building any structure on the property.

Crossed Arrows Land will pay the taxes each year for you until it is paid off, and that cost will basically be built into the monthly installments.

For cash sales, we accept

  • cashier’s checks
  • wire transfers
  • credit/debit cards.

For owner financing sales (“terms”) we accept:

  • Credit / debit cards for the down payment and document fee.
  • Payments will then be setup on a monthly automatic payment system, which requires an ACH enabled checking or savings account.

As with just about any purchase these days, your funds must be verified before any transaction is completed.

We highly encourage every buyer to complete their own due diligence on the property before purchasing. We want you to be happy with your purchase, so it is essential that you make sure this piece of property will meet your specific needs. That being said, we do offer a 14-Day Money Back Guarantee (minus the doc fee) and for a small fee you can extend that up to a 180-Day Money Back Guarantee including the ability to exchange your property with another in our inventory for up to 1 year.

We sell properties using Warranty Deeds, the strongest, most secure guarantee of title available. Not a Quit Claim
Deed, which provides no guarantees what so ever. We sell all properties with a free and clear title, with no liens or encumbrances, and all property taxes current. association fees (if any) current upon the sale.

Yes, you are welcome to visit the property yourself! Unfortunately, we cannot meet you there in person, but we will happily provide all the accurate GPS coordinates for you! Just let us know the date and time when you think you’ll be doing that so we can coordinate with other potential buyers.

No, when purchasing in cash there are no other fees or fees to buy our land other than the price of the land and a non-refundable document fee. This document fee covers the cost for the preparation of purchase agreements, deeds and other necessary administrative documents and tasks.

When purchasing under “terms” (financing), there is the non-refundable document fee and a $10 monthly account maintenance fee.
